The Landlord Checklist: Certificates Every London Let Needs
Gas safety, electrics, EPCs, alarms and deposits — the legal essentials to have in place before a tenant moves in.

Letting a property in England comes with legal duties. Miss one and you could face fines or find it harder to regain possession.
Before the tenancy starts
- Gas Safety Certificate — checked every year by a Gas Safe registered engineer.
- Electrical Installation Condition Report (EICR) — at least every five years.
- Energy Performance Certificate (EPC) — the property must meet the minimum rating to be let.
- Smoke alarms on every storey and carbon monoxide alarms in rooms with fixed combustion appliances.
- Right to Rent checks for every adult occupier.
- Deposit protection in a government-approved scheme within 30 days, with the prescribed information given to the tenant.
- The latest "How to Rent" guide and copies of the certificates above, given to your tenant.
Licensing
Many London boroughs run selective or additional licensing schemes. Check with your local council — or ask us — before you let.
