How Long Does Buying a Home in the UK Really Take?
From mortgage approval to collecting the keys — a realistic timeline for buyers, and where the delays usually hide.

Buying a home is rarely as quick as agreeing a price. Knowing what happens — and roughly when — makes the whole process far less stressful.
The typical timeline
- Mortgage in principle: often within a day or two, and worth having before you start viewing.
- Full mortgage approval: usually two to six weeks after you apply, depending on the lender and how quickly the valuation is booked.
- Offer accepted to completion: commonly three to six months in England, longer in a long chain.
Where time is lost
- Slow paperwork. Missing ID, bank statements or payslips can hold up both your lender and your solicitor.
- Searches. Local authority searches vary widely between councils.
- Leasehold enquiries. Flats often wait on management packs from the freeholder or managing agent.
- The chain. Your move can only go as fast as the slowest link.
How to speed things up
- Instruct a solicitor as soon as your offer is accepted.
- Have your deposit and proof of funds ready.
- Answer questions from your lender and solicitor the same day.
- Book your survey early.
