How long does the mortgage process take?

Full mortgage approval usually takes two to six weeks from application, depending on the lender and how quickly the valuation is carried out. From an accepted offer to collecting the keys, most purchases in England take three to six months.

Is an older home as good value as a new build?

It depends on your priorities. Older homes often offer more space and character but can need more maintenance, so a full building survey is wise. New builds are energy efficient and come with warranties, but can lose their 'new home' premium quickly.

What is a mortgage broker?

A broker is an independent intermediary who compares mortgage products across many lenders to find one that suits you. They're paid by a fee, a commission from the lender, or both. We can introduce you to trusted whole-of-market advisers.

Can I pay my own property taxes and insurance?

In the UK, council tax and buildings insurance are normally paid directly by the homeowner rather than through the mortgage. Your lender will require buildings insurance to be in place from exchange of contracts.

Every tenancy deposit we take is registered with a government-approved deposit protection scheme within 30 days, and you'll receive the scheme details in writing.

Can a home go down in value?

Yes. While property is usually a long-term appreciating asset, values can fall with interest rate rises, local changes or poor condition. The land tends to gain value while the building itself wears over time, so maintenance matters.

Do I need an EPC before I sell?
