Under the Tenant Fees Act 2019, letting agents and landlords in England can only charge tenants the payments listed below for assured shorthold tenancies and licences to occupy. We never charge admin, referencing or check-in fees.
Permitted payments
- Rent — as agreed in your tenancy.
- Holding deposit — a refundable deposit to reserve a property, capped at one week's rent.
- Tenancy deposit — refundable and capped at five weeks' rent where the annual rent is below £50,000, or six weeks' rent where it is £50,000 or more. Every deposit is protected in a government-approved scheme.
- Changes to your tenancy — when you ask for a change (for example adding or replacing a sharer), capped at £50 or reasonable costs if higher.
- Early termination — if you ask to leave early, the landlord's reasonable costs and lost rent, never more than the rent due for the rest of the tenancy.
- Utilities, council tax, TV licence and communication services — where your tenancy makes you responsible for them.
- Default fees — interest on rent more than 14 days late (at 3% above the Bank of England base rate) and the reasonable cost of replacing lost keys or security devices, both only where written into your tenancy agreement.
Changing legislation
Renting law in England is changing under the Renters' Rights Act 2025. We keep our tenancies and processes up to date — ask us if you'd like to know how the changes affect you.
